What Does a Property Manager Do
for You?
Before getting into a discussion about
the services AM provides, we think it is best to first give
you a basic definition of what a property manager does for
your HOA. In short, a property manager is charged with the
duty of ensuring that the obligations and requirements of
your HOA’s governing documents are fulfilled. Property managers
do this by collecting HOA assessments, following up with
homeowners to ensure that those assessments are paid, enforcing
the covenants, rules, and regulations of the HOA (e.g. bright
purple paint is generally a no-no), interfacing with companies
that provide services to the HOA including landscapers,
pool companies, snow removal companies, construction companies,
etc., and assisting the Board of Directors with budgeting
and managing the HOA’s financials. Most property managers
will do all of the foregoing, and hopefully (but all too
often not) more.
How is Aspen different?
Yes, we collect dues, help preserve your
property values by upholding the HOA’s covenants, and provide
all of the other services touched on above. But that is
not all. We go a step further by sitting down with your
Board to learn about your HOA. We ask key questions about
your HOA to learn what your needs are, and then, using your
answers as a guide, we craft a management plan that is designed
specifically for your HOA. In other words, we specifically
tailor our management to your HOA—not the other way around.
Thus if covenant control is your HOA’s
most important priority, it becomes ours. But if you would
rather we focus more heavily on finding the best contractors
to maintain your common areas for the least amount of money,
we will direct our utmost attention to doing so. And best
of all, if you find that over the course of your relationship
with us your needs and priorities change, we can adapt our
management in a heartbeat to make sure that we are constantly
taking care of what matters to you most.
Why do we do all this?
The answer is simple: no two HOA’s are
created equal. Because of this, we don’t try to fit your
HOA into our management style. Quite the opposite. We build
